The following are a list of the approved paints, stains and products used on the Pinebrook Pointe Buildings.  We hope you find this information helpful.
 
Deck Stain:     Behr Brand (Base: 5077- Stain: Premium Semi-Transparent Deck, Fence & Siding Stain) Redwood Natural Tone
 
 
If there are problems with the decks, painting or maintenance, please contact Joe (joeh@pmsystems.net) or Cindy joesassistantpmsystems.net) with Property Management Systems, Inc.  
 
Windows:  Windows that need replacement are the responsibility of the individual owners, however, the replacement windows must conform to community standards.
 
The HOA Board has approved:
 
(1) Milgard Tuscany line single hung replacement window with bronze exterior, 2 vertical grids in the upper half, a screen on the bottom half,  and a block frame.
(2) Advanced Window Products Patriot line single hung replacement window with bronze exterior, 2 vertical grids in the upper half, a screen on the bottom half,  and a block frame.
(3) Andersen 100 series  replacement window with dark bronze exterior, 2 vertical grids in the upper half,  and a screen on the bottom half.
(4) Apex Energy Solutions model 8001 double hung, bronze exterior, 2 vertical grids in the upper half, and a full screen.
(5) Plygem single hung, bronze exterior, 2 vertical grids in the upper half, and a screen on the bottom half
(6) Marvin Integrity single-hung, dark bronze windows with the dual vertical grids in the upper half
(7) AMSCO Artisan series replacement window with bronze exterior, and two 5/8 inch flat vertical grids in the upper half.
(8) Pella Impervia single hung, brown exterior/white interior window with 2 vertical, full length grids in the upper half of the window (custom design to match the existing grid structure)"
 
Contact the Property Manager if you have any questions or would like approval of another window supplier.
 
 
Condo Care Tips:

Owners are responsible for the care of the interior of their condos, as well as for the care of doors and windows. Download a Condo Care Tips handout with recommendations for maintaining the inside of condos. You’ll find ideas on preventing pipe freezing and build up in pipes, carpet care and more. Outdoor Building Maintenance
The Association is responsible for the care and maintenance of the outside of all buildings in the condominium project.
 
Garage Door Openers
Individual owners are responsible for the replacement of garage door openers.  If an opener needs to be replaced, get the Lift Master 62LM and contact Raphael at 801-205-2966 to program it. 
 
Homeowner Insurance Policies
The Association carries insurance on the outdoor property and external structures of the condos. Owners need to take out a separate homeowner insurance policy to cover liability issues, everything inside their condos, and damage that might be done because of actions initiating from their condos. For example, if a water pipe freezes or a water heater fails and results in water damage to the condo or other structures, repair or damage costs is the responsibility of the condo owner, not the Association. Talk to an insurance agent. It is essential to have insurance.
 

Recycling Bins
Recycling bins are located in front of Building E, Building J and Building P for your convenience.  Here is a list of approved items.  Please do not place restricted items in the bins.
